Trying to ship with FedEx, however, when ever we refresh rates, we get the error “Object reference not set to an instance of an object". Any idea what could be causing it and how to fix it?

You should write a support ticket to Acumatica.  This issue is with ShipEngine as defined in your Carriers section.
